Woodcote sits on the Chiltern ridge just above our workshop, around five minutes' drive from Blackbarn Farm. Practically speaking, it is the easiest place we work. Measuring, delivering, fitting and coming back to adjust something all cost us almost nothing in travel, and that shows up in how responsive we can be.

The village has an unusually high proportion of bungalows and chalet-style houses built through the middle of the twentieth century, alongside newer detached homes and a number of larger properties in generous plots towards Goring Heath and Exlade Street. Plot sizes are good and gardens are often long, which is why garden rooms and outbuilding conversions come up more frequently here than in the towns.

In the bungalows, the recurring brief is storage and roof space. What we design around in Woodcote

Exposure on the Chiltern ridge

Mid-century construction quirks

Houses from the 1950s to 1970s often have thin partition walls, shallow joists and services running in unexpected places. Fixing a loaded wardrobe to a partition without checking is a genuine risk.

We scan and probe before fixing, spread loads with battened subframes, and where a partition simply will not take the weight, the unit carries its load through the floor and uses the wall only for restraint.
